A practical place to start

Void property & commercial cleaning

ABC Integrated Cleaning Services welcomes enquiries from councils, housing associations and their property contractors. We are focusing on small properties and manageable one-off assignments, with each job agreed around the condition of the premises.

01

Empty homes & re-lets

Kitchens, bathrooms, rooms and accessible internal surfaces between occupancies. An agreed checklist keeps the cleaning scope clear.

02

After repairs & refurbishment

A final cleaning stage after maintenance or renovation work is complete. Dust, residue and access are assessed before quoting.

03

Offices & shared spaces

Small offices, entrances, stairs and communal areas. One-off cleans and short-term cover can be discussed subject to availability.

For property & maintenance contractors

Looking for a local cleaning subcontractor?

Let’s start with a small, clearly defined instruction. We welcome introductions, referrals and enquiries for one-off jobs or short-term support.

The useful details

Before we get started

Can we start with just one property?

Yes, single-property enquiries are welcome. For a few addresses, send a short schedule with property sizes, condition information and target dates. We confirm what we can take on; large programmes or ongoing commitments are not assumed.

What is included in a void clean?

The checklist may cover accessible kitchen and bathroom surfaces, cupboards, rooms, floors, skirting boards, doors and internal glass. Appliances, oven, carpet and upholstery cleaning must be specified so suitability and pricing can be confirmed separately. Permanent staining, wear and damage may remain.

What about council or housing association requirements?

Please send the buyer’s specification and onboarding requirements before instructing work. These may cover insurance limits, RAMS, COSHH information, site induction, safeguarding, key control and reporting. We confirm the documentation and arrangements available for the specific job before accepting it.

Are clearances or hazardous conditions included?

Standard cleaning does not include waste clearance, repairs, pest control or hazardous-material treatment. Declare sharps, bodily fluids, suspected asbestos, significant mould, pest activity or severe contamination in advance. These need separate assessment and may require a specialist contractor.

Can you accept a referral or an introduction?

Yes. Share our details with the relevant property or contract manager, or obtain their permission before introducing us. For an initial enquiry, we need the cleaning brief rather than residents’ personal or sensitive information.

One property is a good beginning
